What makes a flat roof work

A flat roof needs more than a waterproof surface: its structure, falls, outlets, upstands and junctions must work together. Many apparently flat roofs have a designed fall to move water toward an outlet. Ask an inspector to look at the whole arrangement rather than choose a covering by appearance alone. A wet ceiling beneath an extension could involve an outlet, a junction or concealed damage. Establish what the proposed job includes and whether a repair can address the defect without replacing an otherwise serviceable roof.

Felt, rubber and other systems

Bituminous membranes, EPDM and other proprietary systems have different installation and detailing requirements. No material is automatically best for every extension, garage or balcony. The roof’s shape, substrate, access, intended use and adjoining features matter. Ask which complete system is proposed, who will install it and what preparation it requires. A product guarantee is not the same as a guarantee for workmanship or the existing structure. Ask whether the work is temporary protection or a permanent repair and what evidence supports the choice. Concealed moisture or damaged decking may not be apparent until an area is opened; agree how additional work will be authorised.

Insulation, ventilation and condensation

Ask how the proposed roof build-up deals with heat loss, vapour and ventilation as well as rainwater. An internal damp mark does not prove the waterproof layer failed. Explain when moisture appears and whether the room use or ventilation changed. The specification should identify the existing construction and the proposed replacement layers.
